How We Measure Lettable Areas

When rent, lease terms and property decisions are based on floor area, accuracy is essential.  All of our lease surveys follow the Property Council of Australia (PCA) Method of Measurement, the recognised industry standard for calculating lettable areas across Australia. Using the correct method ensures consistency, transparency and confidence for landlords, tenants, property managers and valuers.

Net Lettable Area (NLA)

Used for office buildings and office tenancies. Measurements are taken to the internal face of walls, excluding common areas, lobbies, amenities and building services. This focuses on the space the tenant can actually occupy and use.

Gross Lettable Area (GLA)

Used for industrial buildings, warehouses, showrooms and freestanding supermarkets. Measurements are taken to the outside face of external walls, capturing the full footprint of the tenancy.

Gross Lettable Area, Retail (GLAR)

Used for retail tenancies in shopping centres, strip shops and commercial buildings. Measurements are taken to the centre line of shared walls and the mall line, reflecting the usable retail trading space.

A lease area survey measures the lettable area of a property for leasing purposes. It establishes the floor area or land area that forms the basis for rental calculations, lease documentation and property valuations. Getting the measurement right matters because even a small error in lettable area can have a significant financial impact when multiplied over the life of a lease.

Queensland has specific legal requirements for lease surveys that landlords, tenants and property managers need to be aware of.

Under the Land Title Act 1994, any building or land lease with a term of more than 3 years is classified as a long-term lease. Long-term leases must be registered against the Certificate of Title, and registration requires a lease plan prepared by a registered cadastral surveyor.

 

If the lease is within a complex of more than 5 units, the plan must also include a master sketch showing the unit location within the complex.

All lease plans submitted for registration need to meet the lodgement requirements set by Titles Queensland. This includes specific plan formatting, boundary definitions and area calculations.

Getting this wrong means delays, rejection at lodgement, and additional cost. We prepare every lease plan to meet these requirements from the start, so there are no surprises at registration.

These are the three measurement standards set by the Property Council of Australia. NLA (Net Lettable Area) is used for office buildings and tenancies. GLA (Gross Lettable Area) is used for industrial buildings, warehouses and showrooms. GLAR (Gross Lettable Area, Retail) is used for retail tenancies in shopping centres, strip shops and commercial buildings. Each method measures to different reference points.
